Due to the rapid expansion that TMML are currently experiencing, TMML required a high quality, warehouse type office fitout. The project involved the fitout of the entire 900m2 of floor to the West Wing of the new Discovery Rise precinct at James Cook University in Townsville.

In order to increase the available floor space to TMML and provide additional recreational and waiting areas, a Mezzanine floor was created over the central administration ad storage facilities. The Mezzanine floor created an additional 100m2 of useable floor space.

The project proved challenging as it was undertaken before the building had been completed. Access proved difficult whilst the lifts were still being installed and most materials had to be craned in via the roof. A change in classification of the building also provided further challenges when gaining certification.

The mechanical services runs from a chilled water plant which will prove to be the most economical and environmentally friendly over the life of the fitout. An Inergen Gas suppression system was installed to protect the servers to the comms room in the event of fire. The electrical services have the capability to be run off the generator provided to the building in the event of power failure.
